We are inundated with messages from people who have been scammed by Ryland / Fenir. This one explains in detail how he operates, complete with the contract and invoice, proving this is one of his many property scams.
On the 15th November I replied to a post on a Facebook page called rooms to rent in Leeds about a one bedroom flat the author of the post was Nicole Hanson Fox. She replied and said her partner owned the development and I could view the property the same evening, the address of the property is 72 Victoria Riverside, Block E, Leeds, LS10 1FD.
My daughter and I went to view the property and was met by a guy called Ryland. He told us that his sister was living there at present with her two dogs and she was in the flat at the time we viewed it. He said the flat was mine if I wanted it. Next day he got in touch and said he would need a £800 deposit and would send me the tenancy agreement for me to sign via docusign. My daughter transferred the money to an account in the name of Holly Heath. A few days later he said he would need a months rent as the tenancy agreement was from the 1st December, again my daughter transferred the £700 to the same account. A few days after that he said it wouldn’t be possible to move in on the 1st as he was in Birmingham. I then spoke to him on the 2nd December as I was moving in the next day and he advised that he need to get a gasman in to check the boiler. On the 3rd December he said the flat was no longer available because the gasman had condemned the boiler but he had another flat available on the 11th of December.
Obviously we wanted a refund and he said he would but could take 5 working days as the money was coming from Dubai. Obviously we are still waiting for the refund and now because I’ve confronted him about this being a scam he said he has recalled the money and he himself will be going to the police about me??? Which we all know that isn’t going to happen. I have been in touch with the police and they advised me to report this to action fraud. I do have the reference number
The worst part of all this not only have I lost what very little money I had, I had also given my current landlord notice on my flat where I live and had gutted my flat and packed everything up and had got removal guys in on the 3rd December . This has broken me to the point where I considered throwing myself in the river just next to the flat. I’ve had an absolutely horrific couple of years and this felt like the final nail in the coffin. Thankfully my current landlord has agreed to let me move back into my flat .

In reality, he rents one of the flats and uses his then girlfriend's facebook account to communicate with people. Ryland does not own any property, nor does he have a Dubai based business and he often uses fake police threats to intimidate people.

Holly Health will be Fake. He pretended to be Nicole to set up the viewings and then pretended he owned the whole building.
